Baton Rouge, LA (July 16, 2014) Last month Pending Sales in the Greater Baton Rouge area jumped 34.9 per cent over last June. That means the Baton Rouge area housing market outperformed several other metro areas across the nation, and is on course for a strong July as well. Overall, the second quarter of 2014 wrapped up strong, with both the One Year Closed Sales and One Year Median Sales Price increasing, 3.3 per cent and 4.8 percent respectively.

More houses went on the market in the metropolitan area as well. New Listings were up 12.9 percent over last year. The Median Sales Price was up 4.8 per cent from last year to $186,500. With 5.3 Months Supply of Inventory, sellers are receiving stronger offers in less time than they were in recent years. On average, sellers are receiving 97.6 percent of their list price at the time of sale.

Baton Rouge, LA (May 16, 2014) The Greater Baton Rouge Area is somewhere between recovery and normalization, like most metropolitan areas nationally, as April statistics from the Greater Baton Rouge Multiple Listing Service show.

Closed sales showed no change over last April's strong performance, meaning this was an equally strong April. Additionally, area New listings were about even with last year, down just 0.6 percent compared to April 2013. Sellers introduced 1,259 newly listed properties to the market. That means, despite a strong Spring 2013, pending sales were up 17.1 percent compared to last April. It's quite an impressive performance from eager home buyers. Inventory levels were down 9.4 percent from last year to 3,880 homes. That's more or less on par with April 2004 inventory counts, before Hurricane Katrina impacted the market. Pending Sales were up 17.1 percent to 1,022. Prices were still a bit soft. The Median Sales Price decreased 4.2 percent to $171,385. However, it's worth noting that sellers are still receiving 97.1 percent of their asking price. Days on Market remained flat at 91 days.

Baton Rouge, LA (April 17, 2013) The Greater Baton Rouge area is much like other areas of the nation – which is a good thing for sellers! Low inventory has been a national headline grabber, and many are eager to see if this is the year that brings a bevy of new properties to market for ready-to-buyers. New Listings in Greater Baton Rouge decreased 8.8 percent to 1,106. Pending Sales were up 10.3 percent to 968. Inventory levels shrank 9.8 percent to 3,795 units.

Baton Rouge area prices remained determined. The Median Sales Price increased 5.9 percent to $178,005. Days on Market was up 1.1 percent to 94 days. Absorption rates improved as Months Supply of Inventory was down 17.5 percent to 5.2 months. Consumers are in better shape for the current financial landscape, just in time for the primary home-buying season. Along with an uptick in consumer confidence, GDP growth was revised up to 2.6 percent by the Commerce Department. Consumer spending has risen and claims for unemployment benefits have decreased. Economic health fuels housing market growth. Employed, confident people with rising incomes tend to purchase real property.
